I’m the owner of a few residential investment properties. One is in Folsom, CA another is in El Dorado Hills, CA and the third one is in Sacramento, CA. All properties are within 20 miles of each other, but managing them is tough. It required constant driving, and managing them felt like a full time job. When I purchased my investment property, I didn’t realize that it would consume so much time. And since time is incredibly important to me, I decided to use a property management company. I did some research online and also got a couple referrals. I ended up choosing Vienna Property Management who operates in El Dorado Hills, Folsom, Citrus Heights, Granite Bay, Roseville, and Sacramento.
The first reason I chose Vienna Property Management was because the worked in so many cities with Sacramento and El Dorado County. Knowing they managed properties in Folsom, El Dorado Hills, Sacramento and Citrus Heights, I knew they had a system to manage properties all over the area. An infrastructure that encompasses such a wide area is not easy to maintain. I know because I tried. To me, if they had an infrastructure set up in every city around me, that told me one: they were successful, and two: they could manage the properties efficiently.
The second reason I chose Vienna Property Management was because had good rates, and had a history of having low vacancy rates. The first part of this was the rates they charged me. They gave me a quote well below their competitors. On a monthly basis the quote to manage a property isn’t a huge factor, but when you spread it out that cost over time it can really add up. Since my properties are investments, I wanted to make sure I was maximizing my investment. The second part of this was their vacancy rate. Since their vacancy rates are low, I don’t lose out on precious rental income. The last thing I want is to always be paying the mortgage on my rental properties. I could do it if I had too, but with three properties, paying the mortgage for each could really add up quick. Vienna Property Management assured me they would be able to keep the properties full. I did contacted some references of mine, and they reaffirmed what Vienna mentioned to me.
For me, Vienna PM was exactly what I was looking for. I understand that every property management company is different and every homeowner has different needs, but they worked for me. If you live in the Sacramento, Folsom, El Dorado Hills, Lincoln, and Citrus Heights area, and own rental properties, I strongly recommend using Vienna Property Management. If anything, give them a call. They have great customer service, and did a great job of answering all of my questions.
